1878 Henry Milnes Rait became senior partner of the firm of Messrs. Rait and Gardiner, engineers, of London, Millwall, Albert Docks, and Tilbury Docks.

1887 Dissolution of the Partnership between Henry Milnes Rait and Patrick Gardiner, under the style of Rait and Gardiner, at No. 155, Fenchurch-street, in the city of London, at the Millwall Docks, Millwall, at the Royal Albert and Victoria Docks, West Ham, and at the Tilbury Docks, Tilbury, in the businesses of an Engineer, a Millwright, a Boiler Maker, and a Merchant, as from the 30th June, 1887. The business will be continued by the said Henry Milnes Rait, to whom all payments should be made [1]

1887 Arthur John Maginnis became a partner in the firm

1890 Arthur John Maginnis leaves the partnership. Remaining are Henry Milnes Rait, James William Domoney and Andrew Gibb. Rait and Gardiner of 155 Fenchurch Street, Millwall Docks, Albert docks, Tilbury Docks and the Cubitt Town Dry Dock.[2]

1891 The remaining 3 partners petitioned to wind up the company[3]
